Selling a House or Apartment

From the 1st of January 2009 if you wish to sell a house or apartment, whether you live in it or whether it's an investment property, you must have a Building Energy Rating certificate (commonly known as a BER Cert) to show to any potential buyers.
Atlantic Energy provide a thorough and efficient BER service for property sales. To get a BER certificate requires a survey of the property which usually takes about 2 hours. The information gathered is used in our specialised software to generate the Building Energy Rating certificate. All BER certificates are accompanied by an Improvement Report. This report lists a range of cost-effective ways to improve the BER value of the property which will also make it cheaper to run. All suggestions come with an estimated payback time.

Letting a House or Apartment

From the 1st of January 2009 if you wish to let out a house or apartment you must have a Building Energy Rating certificate to show to potential tenants who view the property. Atlantic Energy provide a thorough and efficient BER service for property letting. To get a BER certificate requires a survey of the property which can take up to 2 hours. The information gathered is used in our specialised software to generate the Building Energy Rating certificate. All BER certificates are accompanied by an Improvement Report. This report lists a range of cost-effective ways to improve the BER value of the property which will also make it cheaper to run. All suggestions come with an estimated payback time.

Building a House or Apartment

We offer services to individuals building houses and to builders & developers.

For private individuals building or commissioning a dwelling:

Any newly constructed house for which the initial planning application was made after January 1st, 2007 requires a BER certificate before it can be occupied. We do BER assessments for individual dwellings using construction plans and specifications.


For builders & developers there are two stages in the BER certification process:

  1. Provisional BER Certificate

    This certificate has been introduced to allow developers to sell houses "off-the-plans". A provisional certificate must be shown to any prospective buyers. We offer an assessment service for provisional BER certificates using the construction plans and specifications. A Provisional Certificate lasts for 2 years.

  2. Full BER Certificate

    Upon completion of the house the developer must provide the purchaser with a full BER certificate. Atlantic Energy offer an assessment service based on the final construction plans (to take account of any changes between the finished house and the original plans).

Along with the certificate we provide a Building Energy Report.
The report outlines, in non-technical terms, what changes can be made to improve the BER value of the dwelling.
